Station is a mixed use commercial center on properties adjacent to the existing Eagle Valley Commercial Park at the eastern end of Chambers Avenue located between I-70 and U.S. Highway 6. A Commercial Planned Unit Development Zoning Plan for the property was approved by the Town of Eagle Board of Trustees on May 8, 2007

Four general zoning areas were included in the Zoning Plan:
-    Mixed Use
-    Mixed Use Lifestyle
-    Commercial Retail
-    Transitional Retail

Development Plan
File No. PUD06-03, Eagle River Station Planned Unit Development Plan, is a request for a mixed use development of approximately 89 acres. Uses include 572,064 square feet of commercial uses developed around a Lifestyle Center, a 150 unit suite hotel, and 581 multi-family residential  units.
